Preparation Prior to Sanding and Polishing
- It is advisable for all other trade work to be completed as any silicone or silicone based products which may come into contact with the floor in between the sanding and polishing process can cause rejection of the coating. Silicone is often found on the footwear of trades' people.
- Ensure that electricity, adequate lighting and water is available for the floor sanders. These are essential in order for the job to be completed.
- We require a clean clear floor therefore all furniture, floor coverings (including tacks and staples), fittings and fixtures should be removed from the site to be sanded.
- We recommend that all painting except for the final coat on skirting boards be completed. The final coat can be applied to the skirtings after the sanding and polishing is completed.
- Gas and electrical appliances are to be disconnected. All pilot lights (including hot water systems) are to be turned off.
- In many cases, you may need to seek alternative accommodation as the wet floor areas cannot be walked on for 24 hours in between each coat and the fumes may be strong.
- Seal any vents, windows, fireplaces, etc with masking tape or paper to prevent dust from entering.
- Cover light fittings and non-moveable furnishings with paper, drop sheets or plastic and fold curtains into plastic garbage bags and seal at the top.
The Sanding and Polishing Process
- We punch nails down below the surface of the floorboards.
- The floor is then sanded with a coarse grade of sandpaper. This levels the floorboard of any lips and removes any previous coatings or stains.
- The large sanding machine cannot reach close to the skirting boards therefore this area is sanded by a smaller "edging" machine. We then sand again with a medium grade paper, following which the whole floor surface is vacuumed and the nail holes filled with a wood filler, colour matched to your particular wood species.
- We then fine sand after the filler has dried. This removes any excess filler and smoothes the floor surface in preparation for a final buff with a superfine paper ensuring the surface grain is closed and all traces of the previous coarse sandings are removed.
- The entire surface is vacuumed and prepared to receive the finish coatings.
- At the completion of sanding a fast drying coat of finish is applied. Once this coat has dried (approximately 1 hour) a second coat is applied and left to dry overnight. The third and final coat is then applied. After a minimum of 24 hours the floor may be subjected to light foot traffic. The floor should be left for a minimum of 48 hours to dry before heavy foot traffic and furniture replaced (placed down and not dragged).
Don't Expect
- A completely dust free environment. Modern floor sanding machines have vacuums and dust collection fitted and every effort will be made to eliminate dust as much as possible. Some airborne dust particles are present in every house and may settle in the finish whilst drying however if this occurs it usually wears off after a relatively short period of time.
- Removal of deep cuts such as those left from carpet trimming knives and gouges in the boards and
- Removal of stains from within the boards and around nail holes.
- Gaps to be filled between the boards. These will not be filled as subsequent shrinkage and expansion in the timber will cause cracking in the filler.
- Boards damaged by borers to have the same gloss level as those boards in good condition.
- Areas that have been filled with putty to have the same feel as the timber after application of coatings.
Be Aware Of
- Any silicone on the floor will cause rejection of following coats of Polyurethane.
- Halogen downlights create a cobweb effect on the coatings.
- The "edger" machine may cause slight markings on the skirting boards which is why we recommend you leave painting of skirtings until after the floors are finished.
- Black Japan or stain around the outside of some older timber may give a two tone effect.
- You will likely get some variation in colour and grain between the new and old boards.
